From Office to Opportunity:

Adaptive Reuse in Bagneux

In the heart of Bagneux, just south of Paris, a former office building is undergoing a remarkable transformation. What once stood as a 1990s Sanofi headquarters is now being reinvented into a space for shared living and public well-being. At Rubner, we are proud to play a key role in this ambitious project, bringing sustainable thinking, precision engineering and modern timber solutions to urban regeneration. 

Urban renewal, timber-first

This six-storey structure, spanning 5,300 m², is being reimagined as a hybrid building: a medical center on the ground and first floors, and co-living residential units on the upper levels.

Rather than starting from scratch, the project team chose to preserve the existing concrete structure – a bold and sustainable approach that posed complex technical challenges, but also created meaningful environmental benefits. 

Our task:

to deliver a complete timber façade solution, perfectly adapted to the existing geometry.

In total, we are supplying 1,970 m² of timber frame elements, complemented by composite cladding, all prefabricated in our Rosny-sur-Seine facility. This offsite construction approach guarantees precision, consistent quality, and reduced disruption on the urban site. 

Crafting complexity offsite

Working within the constraints of a dense cityscape required careful planning. The street in front of the site had to be temporarily closed to allow for the installation of a mobile crane. Storage space was extremely limited. Timing was everything. 

By producing fully prefabricated elements in a controlled environment and delivering them just in time, we were able to manage logistical complexity and execute our part of the project efficiently and safely. 

The timber frame façades were lifted and mounted on site in October 2025. Cladding works followed shortly after, and we are on track to complete our scope by February 2026.

By preserving the existing structure, upgrading its energy performance, and adding value through modern timber architecture, we are helping shape a sustainable urban future – one façade at a time.
