After the success of the IFSI project (Nursing Training Institute), our commitment to the ZAC Étoile Annemasse-Genève continues with a large-scale construction site: the Constellation residence. Developed by BNP Paribas Real Estate and designed by JBMN Architectes and SUB Architectes, this modern real estate project combines architectural innovation with environmental respect, complies with the RE 2020 regulations, and is fully integrated into a sustainable approach, as demonstrated by the “BiodiverCity® Ready” certification obtained during the design phase.

Ideally located between the Annemasse train station and Place du Jura, the new residence will host 85 housing units. It will consist of three buildings with complementary identities, constructed in a mixed wood-cement structure. Building H, the tallest (P+7), offers a harmonious transition with the other two. It houses 36 apartments and a commercial space on the ground floor. Building G (P+5), perpendicular to the Mail de la Rotonde, features 17 apartments, with a preferred corner configuration. The building also includes an atrium that runs through it, creating a common space. Building F, also P+5, contains 32 apartments, including several with two levels, organized according to a “T” layout, and features a large atrium that traverses the building.

Each building asserts its own character while composing a harmonious ensemble. Building H, which combines a wood-cement structure with a pre-grayed Douglas fir cladding, features several green terraces. Building G is clad in wood and animated by wooden canopies. The volumetric articulation promotes generous brightness. Finally, Building F stands out for its horizontal and vertical cladding, which includes a wooden frame on the facade and wood-metal balustrades that mark the rhythm of the loggias.

Rubner is involved in the construction of the three buildings with wood solutions tailored to the architectural and environmental needs of the project, encompassing both the design and execution of the wooden structures, the installation of cladding, frames, and facade elements. Our expertise also extends to optimizing the energy and thermal performance of the building, as well as an eco-responsible approach aimed at reducing environmental impact through the use of sustainable and high-performance materials.

Project progress. January 2026:

The construction of the Constellation project is progressing rapidly:

  • Building F has been officially approved! The first buyers have already moved into their new flats.
  • Building H: Work is currently underway on the façade, with completion scheduled for spring. This seven-storey building is beginning to blend harmoniously into the urban landscape.
  • Building G: Work has also begun on the façade of this five-storey building.

Project progress. September 2025:

  • Building F: The pre-grayed spruce cladding treated in an autoclave is nearly complete.
  • Building H: The construction of the last two levels with a wooden structure and framed wooden facades is now complete, and we are starting the cladding phase.
  • Building G: The glulam beam and post structure and the LVL flooring for the first three levels have been completed, and we look forward to finalizing this phase to move on to the cladding.

In total, this involves 2,200 m² of wooden floor structures and 4,350 m² of walls and facades with wooden frames, produced in our facilities and clad in wood or metal.
